Property Description

Background
This Wesleyan Methodist Church was built in 1871 and is commonly referred to as the "Berkeley Church," as it is located at the SOUTH WEST corner of Queen Street East and Berkeley Street. In 1956 the Church was converted into film, radio and television studios for the United Church. It has been used as a heritage event venue since 1996. It is a unique facility with an outdoor garden.

Structure
The Church has a stone foundation with a wooden beam structure, a brick exterior and an A-framed roofline. There are a number of ornate windows. The main entrance along Queen Street has a raised entrance 4 feet from street level. There are two other entrances at street level on either side of the building. The main entrance opens into a foyer with 2 sets of stairs which lead to the main floor. The second floor is a mezzanine level, which wraps around 3 of 4 sides and overlooks the main floor. The ceiling is dome shaped and is set well below the roofline. The lower level of the Church is accessed through three sets of stairs. The lower level has high ceilings and is partially above ground.

The finishes include plank hardwood flooring, painted wood paneled and plaster walls and painted wooden columns. There are change rooms, washrooms, wheelchair access, walk-in coolers, storage rooms, commercial kitchen, and many other amenities. Over $1,000,000 of work has been put into the building over the past 8 years in maintenance and upgrades. A right-of-way extends behind the property, along the SOUTH boundry.

Influences
There are numerous area influences, such as the Queen streetcar, Ontario Design Centre, Berkeley Street Theatre, Toronto Sun Building, Toronto One television station, Tannenbaum Opera Centre and several film production facilities all in the vicinity. Transportation accesss is excellent as the property is close to the Don Valley Parkway and the Gardner Expressway. Residential construction activity in the area has been very strong over the past few years, and will continue to remain so. Many new condominium and loft conversion projects have been launched and their success is contributing to the vitality of the area. The building borders on a designated REINVESTMENT AREA (RA), which may influence future use considerations for the structure.

RA Zoning

RA (Reinvestment Area). This zoning offers good flexibility. The City of Toronto has recently reduced the zoning restrictions on redevelopment activity to encourage the conversion of old downtown industrial or residential buildings. The result has been significant retrofit and renovation activity in the Downtown area and the introduction of some unique "character" or "brick and beam" type office buildings and an assortment of residential condo projects.
